NELSON MANDELA BAY MUNICIPALITY PROPERTY VALUATIONS AND PROPERTY RATES
Overview
The Municipal Property Rates Act Number 6 of 2004 is a national law that regulates the power of a municipality to value and rate immovable properties (i.e. land and buildings) located within its municipal boundaries.
What are municipal property rates? Municipal property rates are the financial liabilities that each owner / ratepayer of immovable property pays to a municipality based on the value of his / her immovable property. Immovable property includes both the land and the buildings on it.
What is property rates revenue used for? Municipalities need a reliable source of revenue to provide basic services and perform their functions. Revenue from property rates is used to fund services that benefit the community as a whole within that Municipality. They do not fund expenditure outside the Municipality. These services include:

• Installing and maintaining streets, roads, sidewalks, lighting, and storm drainage facilities
• Building and operating clinics, parks, recreational facilities and cemeteries
• Fund municipal administration costs and general costs of governance
